Free 25-page guide for property owners

The steadiesttenant.

A unit that never turns beats a unit that rents for more and turns every fourteen months. This guide makes that argument with numbers — and shows how a master lease to one professional operator takes the variance out of your rent roll.

From Chapter 1 — the math nobody puts on the pro forma

Turnover is the line item that eats small portfolios

$1,000–$5,000

the all-in industry cost of a single unit turn — and the biggest line is usually the vacancy, not the paint

≈ $60 a day

what every vacant day costs at $1,800 a month, through weeks of make-ready and marketing

Variance

not headline rent, is what destroys small-portfolio returns — the thesis the whole guide argues

Figures as presented in the guide, from general industry turnover breakdowns — not a quote or a promise about any specific property.

Common questions

What is the guide about?
The Steadiest Tenant is a 25-page guide for owners of houses, duplexes, and small multifamily buildings. It walks through the real cost of tenant turnover, what a recovery residence actually is, how the single-lease model works, where the rent comes from, how conduct is handled, what happens to the property, and how neighbors, zoning, and fair housing law fit in.
Who is the tenant in this model?
One professional operator. Recovery Housing Pros LLC signs a multi-year master lease with the owner and pays the rent; Smart Step Inc., a 501(c)(3), operates the home as a structured recovery residence. The people living in the home are Smart Step program participants under an occupancy license — they are not the owner's tenants.
Does the guide cost anything?
No. It is free — we ask for your name, email, phone, and property address so we can share it and follow up if a property partnership looks like a fit.
Where does Smart Step operate?
Metro Atlanta, Georgia, with a focus on Gwinnett County and the surrounding area.
